ATTENTION-ALL TENANTS
If your rental lease agreement is expiring soon. It is time to go over move-out procedures to ensure everyone understands exactly what needs to be done in order to make things run as smoothly as possible.
CURRENT TENANTS RENEWING 2010/2011:

Your security deposit is reserved with Autumn Leaf, LLC. and
will be transferred to your new account once your new lease
begins for 2010/2011 school-year. You will be billed for any
additional security deposit required.

If (1) or more roommates are leaving please make sure you work out any cleaning issues with them before they vacate the property. (Reminder…your new incoming roommates are taking the apartment in “as is” condition. Autumn Leaf, LLC. will not perform any type of cleaning to unit).

Please have your new roommates start sending in their Applications, Parent Applications, ID’s, Cancellation Forms, Security Deposits immediately, so we can start working on the new leases –please have them call me if they have any questions.

All new roommates need to call and schedule an appointment prior to move-in date.

TENANTS NOT RENEWING 2010/2011:

The last tenant vacating the unit must call and schedule an appointment for the final walk thru/move-out (1 appointment per unit) At this time a report will be taken on the condition of the unit. ALL keys and gate remotes must be turned in or the unit will be charged for them.

All furniture, personal items and trash must be removed from unit prior to move-out appointment or unit will be charged for labor and storage.

After the move-out report is completed, we will note any damages/repairs that need to be done to the unit.

Please make sure you put your forwarding address on the report so we know where to mail your security deposit refund check to.

The security deposit will be dispersed equally (unless we are notified in writing by each tenant at least 3-weeks prior to your lease expiring) and all refunds will be mailed to you within 21 days of your move out date.

VERY IMPORTANT!!!
Tenants are responsible to contact all utility companies prior to your move-out date and inform them to turn off all utilities on your last day in the unit. Also make sure to empty out the refrigerator! If you have any questions or concerns, please contact Betty Valdez at (909) 599-4262 ext. #344.
