When can I come see the apartments?
When we know how many apartments will be available we will call and schedule an appointment with you and will give you a tour of ALL available apartments. As you view the available apartments you will be informed of the approximate start date of the lease (please keep this in mind while choosing an apartment)
What are my chances of renting an apartment?
If you have received an appointment time and your package is turned in completely, most likely you will receive the apartment of your choice. We will do our best to place you in your first choice apartment.
Is there a limit on how many people can live in an apartment?
Studio –up to 2 people
2 Bedroom – up to 5 people
3 Bedroom – up to 7 people
How many parking spaces come with my apartment?
As you know, parking is very limited down there and we only have enough room for (2) parking spaces per unit except for our Studio units; which have (1) parking space. No exceptions! There is no additional fee for parking –it has already been added into the cost of the rental unit.
What is included in my rent?
Rent includes parking, water and trash only all other utilities (electric, gas, phone, cable, internet) are the tenant’s responsibility.
Do I have to go through the same procedure each year?
No! Once you are in our system, you never have to go through the process again. As long as you follow the rules of our lease and your account is in good standing, you have first priority at staying in the apartment for the following school year or up-grading to a different apartment as long as it is available.
Do I have to be a USC student to live in your buildings?
No! Autumn Leaf, LLC. is an equal opportunity housing provider. We do not discriminate based on race, religion, sex, marital status, national origin, ancestry, disability or school preference (hmmmm…any Bruins out there?)
What if I don’t have roommates yet? Can I sign now and add them later?
Yes. You can apply for an apartment by yourself and then once you figure out who your roommates are going to be we can add them to the lease. However, each time there is a change in the lease there is a $100 transfer fee charged.
Can boys and girls live together?
Yes
What is the required paperwork and what other details are important?
Application – To be filled out by tenant (all information must be complete).
Co-Application – (guarantor) to be filled out by parent or legal guardian of whom should be financially solid, and notarized to be valid. Basically, it means if you are unable to pay your portion of the rent, your parent or guarantor will be responsible to pay your portion- it does not matter how old you are.
Reservation & Cancellation – To be filled out by tenant (all information must be complete).
Security Deposit:
The amount of the deposit is approximately 1-½ times the rent and is used for cleaning and damages only. The deposit will be refunded within 21 days of move-out, as required by California State Law.
Acceptable forms of Payment:
Personal Check, Cashier’s Check or Money Order (payable to Autumn Leaf, LLC).
We do not accept credit cards or cash! Please note: we will accept a personal check for payment however, if your check is returned from the bank for any reason from that point on, we will only accept a Money Order or Cashier’s Check from you)
Pets?
Sorry, we DO NOT ALLOW pets of any kind.
What if I need to move in early (summer housing)?
In order for this to happen all parties must agree (the current tenant and the new tenant moving in). We do not lease our apartments for summer sessions only, all leases are 12 month’s.
What happens if we decide to cancel our lease after we’ve signed?
There will be no cancellation after the lease is signed. If you notify us of your intent to cancel we will attempt to find someone to take over the apartment. If we find someone, you forfeit your entire security deposit and you will be released of your lease obligation If we DON’T find anyone, you will be responsible to pay rent under the terms of the lease until we are able to rent your unit.
What happens if I have an emergency maintenance request after office hours?
For all emergency maintenance requests, please call our office. We have a 24-hour answering service set up to take your call and will dispatch a qualified maintenance person to take care of our problem. Please keep in mind, according to the lease you are responsible for certain items and will be charged for the service calls. (please refer to our lease).
